Bishopdale Mall Development

The former Mitre 10 site at Bishopdale Mall has undergone a major redevelopment, including full refurbishment, structural strengthening, and repositioning.

The site had sat empty at Bishopdale Village Mall for years, with many locals having written it off after walking past the vacant building day after day. Today, that picture has changed dramatically.

Led by developer, Toru Hoa Ltd, the redevelopment has restored purpose to the 1,560 square metre building, transforming it into a modern commercial hub that is once again contributing to the local community.

With Snap Fitness now open and operating, and the new medical centre nearing completion, the redevelopment is already bringing renewed energy and confidence back to the mall and the wider Bishopdale community.

A Development For The Community

The redevelopment delivers five new tenancies with a carefully considered mix of uses, including Snap Fitness, a medical centre, retail space, and office accommodation.

Designed by SMC Design, the project focuses on how the centre will function day to day for the local community. Bringing fitness, healthcare, and retail together in one location encourages regular foot traffic, supports surrounding businesses, and helps re-establish the centre as part of daily life for local residents.

Rather than demolishing the existing structure, the design improves and adapts the original building. This approach reduces waste and respects the history of a site that has served Bishopdale since the 1970s, while still delivering a modern,fit-for-purpose outcome. The works are being delivered by Fitz Consulting.

Strong Local Interest and Support

The response from the community has been incredibly positive and encouraging. Nearby retailers have welcomed the redevelopment after years of operating beside a vacant building Local residents frequently stop to ask questions when they see progress on site.

For many, the project represents far more than a single redevelopment. It signals renewed investment in a neighbourhood shopping centre that serves Bishopdale, Burnside, Casebrook, and surrounding areas, and reflects confidence in the long-term future of the area.

CM-NZ’s Role in Supporting Delivery

CM–NZ is supporting this project through independent quantity surveying and lender reporting services.

Our involvement began prior to construction, with the preparation of the initial lending report required to secure project funding. That report confirmed the development budget was realistic, achievable, and appropriately structured.

As construction progresses, we complete monthly site inspections and drawdown assessments. Each report verifies completed work and confirms accurate values before funds are released, helping ensure payments flow on time and decisions remain grounded in accurate, verified information.

This process protects both the developer and the lender, while providing confidence that progress, costs, and funding remain aligned throughout the build.

A Result That Will Last
