On St Albans Street, a new home is rising on a prominent Merivale site. It replaces a long-held family property lost to earthquake damage. However, the vision for what comes next is a little bit different.

This is not a standard home. Every part of the design reflects how our client lives, what he values, and what he wants from the future. CM-NZ was engaged to bring that vision together and guide it through to construction.

Understanding The Project

Our client is a bachelor building a forever home around his interests and lifestyle. The home is a high-end, architecturally designed build with three and a half bedrooms, two bathrooms, and a double garage.

On paper, it reads like a typical premium residential project. In reality, the brief is quite different and far more personal.

The client’s priorities shaped the brief from the start. These included spaces for his motorbikes, a dedicated room for his music records, and even a place for his rare comic book collection.

At the same time, things that usually receive significant attention, such as the kitchen and appliance specification, were not a key focus.

This meant the project could not be approached in a typical way. It required a more tailored process to ensure the outcome reflected what mattered most to the client.

CM-NZ’s Role

We were engaged by the homeowner to deliver full project and design management from early stage through to construction.

This included managing the consultant team, overseeing the design process, and maintaining control of the budget. We also led demolition, procurement, and the tender process, and supported contract negotiations and execution.

Beyond that, we coordinated building and resource consents, aligned the architect and engineers, and provided ongoing project oversight during construction.

A Client with a Clear Way of Working

Very early in the project, it became clear that the client had a specific, more personal way of communicating and making decisions.

He preferred face-to-face conversations over email and did not use a mobile phone, so texting was not an option. The only form of remote contact was via a landline.

He also needed time to talk things through in detail. He did not respond well to large volumes of information delivered all at once.

CM-NZ adjusted the way the project was run to match how the client worked.

We moved away from a typical approach and built the process around direct, in-person communication. This included:

Regular face-to-face meetings instead of long email chains
Printed drawings, documents, and invoices reviewed together in person
Time set aside to work through decisions properly, not rushed between other tasks

Our goal was to create the right conditions for the client to engage, respond, and make decisions with confidence.

Making Things Manageable for The Client

CM-NZ introduced some much-needed structure to bring clarity to the process.

We:

Broke the project into clear, manageable stages
Created structured decision lists with defined timeframes
Worked through one decision at a time, in plain language
Clearly explained what each decision meant in terms of cost, timing, and outcome

This approach meant that the client no longer had to process everything at once. He could focus on the decision in front of him, understand it fully, and move forward with confidence.

Building Confidence at a Key Moment

Signing a construction contract is a major commitment. For this client, it required a high level of trust and clarity.

By the time the contract was ready, the process had shifted. Decisions were structured. Communication was clear. The client understood exactly what he was committing to.

Signing the contract before Christmas marked a key milestone. It showed how a process shaped around the client can turn a complex and uncertain situation into one that feels controlled and manageable.

Progress You Can See

Construction is now well underway. The slab and drainage are complete. Framing is up, and roof trusses are being installed.

For the client, seeing the structure take shape has been important. It confirms that the decisions made throughout the process are translating into real spaces that match his expectations.

That alignment does not happen by chance. It comes from taking the time to get decisions right early.

What This Project Shows

This project reinforces a simple idea. A quality outcome comes from creating the right conditions for good decisions.

In this case, that meant adapting to how the client communicates, simplifying how information was presented, and reducing the pressure that was causing rework.

The result is a home that reflects the client’s lifestyle, delivered through a process that gave him clarity and confidence at every stage.
