Restoring an Earthquake-Damaged Character Home

Following the Christchurch earthquakes, this character home on Dyers Pass Road required major internal and external repairs.

CM-NZ were appointed as project manager and quantity surveyor. Our role covered project coordination, cost oversight and construction monitoring throughout the restoration.

The Challenge

The scale of the earthquake damage required extensive work across the interior and exterior of the home.

Site access presented a significant practical challenge. The steep terrain affected scaffolding, material deliveries, contractor access and the sequencing of construction activities.

The home’s traditional features also required careful consideration. The repair work needed to reinstate the building without losing the details that gave it its character.

Preparing the Building for Repairs

The project involved a complete reroof and reclad, exposing large areas of the building during construction.

Extensive scaffolding provided safe access around the home. The building was then fully shrink-wrapped to protect it from the weather while contractors completed the external work.

This temporary enclosure created a controlled working environment and allowed the repair programme to continue while the building remained exposed.

Managing the Restoration

As project manager, we coordinated the construction work and maintained communication between the homeowners, consultants and contractors.

Our quantity surveying role provided independent oversight of project costs. We monitored the financial position as work progressed and assessed the cost implications of construction decisions.

Close coordination helped manage the access constraints, extensive repair scope and requirements of the existing building.

The Outcome

The project fully restored the earthquake-damaged home inside and out. It received a new roof and exterior cladding while retaining the period details that defined the property.

Through combined project management and quantity surveying support, we helped deliver a complex restoration on a challenging hillside site.
