Combining Earthquake Repairs with a Family Renovation

The owners of a Galway Avenue property needed to complete earthquake repairs through the Earthquake Commission’s On-sold Support Programme.
They also saw an opportunity to renovate and alter the home around their family’s changing needs. This created a more complex project involving both funded earthquake repairs and privately funded improvements.
We provided project management throughout the pre-construction and construction phases. Our role included damage assessment, cost planning, consultant coordination, programme development and construction oversight.
Establishing the Full Earthquake Repair Scope
The Earthquake Commission settlement would represent a full and final resolution of the claim. It was therefore important to identify and cost all earthquake-related damage before the owners accepted the settlement.
We coordinated the investigation process and worked with the required consultants to establish a complete repair scope. This gave the owners a clear understanding of the damage and the work required to reinstate their home.
We then prepared the supporting cost information and worked with the Earthquake Commission as it reviewed the proposed repairs and confirmed funding.
Bringing Two Scopes Together
The homeowners wanted to complete additional alterations and renovation work alongside the earthquake repairs.
We worked with the owners, their selected builder and the design consultants to bring both scopes into one coordinated project. This required a clear distinction between the funded repairs and the owners’ additional work.
Combining the work created practical construction efficiencies, but it also required careful cost and programme management. We helped the owners understand the total project cost and establish a realistic timeline before construction began.
Managing the Construction Programme
Construction followed an 11-month programme. We coordinated the project team and monitored progress against the agreed scope, budget and timeline.
Fortnightly site meetings provided a regular opportunity to review completed work and address decisions affecting the next stages. We also prepared photographic reports to give the homeowners and other parties a clear record of progress.
Monthly drawdown certificates confirmed the value of work completed and supported the release of project funding.
The Outcome
The project addressed the identified earthquake damage while allowing the homeowners to make wider improvements to their property.
By coordinating the funded repairs and private renovation work, we gave the owners clear oversight of the entire project. Our involvement helped them move from a complex final settlement process to a completed home that better suited their family.
