Managing Earthquake Repairs at Taylors Mistake

A residential property in Taylors Mistake required extensive repairs following damage from the Canterbury Earthquakes.

CM-NZ provided project management throughout the pre-construction and construction phases. We also worked with the Earthquake Commission through its On-sold Support Programme to establish the required funding for the property owners.

Our role covered the initial damage investigation, consultant coordination, consenting, construction oversight and financial reporting.

Establishing the Scope and Funding

We worked with the consultants to develop the repair scope and supporting cost information. We then coordinated with the Earthquake Commission as it reviewed the proposed work and confirmed funding.

Clear documentation played an important role during this phase. It connected the identified damage with the proposed repairs, design requirements and estimated construction costs.

Once the costings received approval, we managed the next stages of design and consenting.

Design and Building Consent

The repair work required specialist design input and building consent from Christchurch City Council.

We coordinated the consultant team as the design developed and managed the building consent process. This kept the technical information, repair scope and approved funding aligned before construction began.

Managing Construction

Construction followed a five-month programme. Throughout this period, we coordinated the contractor and consultants while keeping the property owners informed.

We held site meetings every fortnight to review progress, discuss upcoming work and address issues requiring input from the project team. Each meeting included photographic reporting to provide a clear record of work completed on site.

We also issued monthly drawdown certificates based on verified construction progress. This provided independent confirmation of the value of completed work and supported the release of approved funding.

Regular communication between the contractor, consultants, property owners and the Earthquake Commission kept decisions moving throughout construction.

The Outcome

Our involvement provided the property owners with one point of coordination across the investigation, design, funding and construction phases.

Through structured project management and clear reporting, we guided the earthquake repairs from the initial assessment through to completion.
